Looking for an equestrian-suitable property, ideally 15-20 acres, will consider down to about 8 acres if has good facilities and land. Must be a small house, prefer 2-3 beds. In reasonable repair, but not keen on over-modern. Not wanting additional annexes/holiday lets etc. Ideal will have riding menage/arena, decent stables and/or large barns, good outbuildings. Fields and fencing in good state. Direct off-road riding would be very desirable – forestry, common etc (not riding on roads). Prefer not too hilly or rough and access to a town within 10 miles. Not on a major busy road. Strong preference for Wales or Shropshire/Powys borders. Like Lampeter area/SW Wales. Would prefer a Welsh-speaking locality. I have been keeping an eye on what is available for some time, and am seeing a lot of larger properties with land, but few smaller homes with decent acreage. I have a 7 acre smallholding which I will need to sell, in lower Wye Valley, with direct forest riding and stable yard. I want to upgrade. Not on the market at the moment because I haven’t seen the right property yet.
