The reverse order Google search 🕵️
It is what it sounds like.
It’s the same as performing a Google search.
You simply where you type in your keyword or phase and begin viewing the results in order.
However, as in most mature marketplaces, the UK rural property market has a rather unrepresentative top end.
You could say what’s really available lies under the water level.
And this vastly outweighs the iceberg’s tip above water.
So how do you get a more accurate view of what’s on offer?
Simply, search Google for your chosen description of Google.
Let’s say, you find 10 search pages of links.
Now, contrary to how you would naturally think – the way to find those rare rural property listings is to view the results in reverse.
In other words:
“Start at page 10 and scan the results for agency pages that looks promising and click through…working your way backwards to page 1.”
You’ll uncover many hidden gems this way.
Google Alerts ⏰
Everybody knows that the 1st place rural property for sale listings are distributed are via agency websites.
And usually, the 1st to know is Google.
Thereafter, you might find the listings with an aggregator site like On The Market, for example.
But with so many agency websites to keep up to date with…
…wouldn’t it be great if Google might let you know when new listings appear?

Simply, visit the homepage here and type in your search term. This is the same things you’d type into the search engine.
Like, ‘smallholding with a holiday let for sale in Devon’, for example.
Next, type in your email address and confirm the alert.
And that’s it.
Now, Google will send you emails as soon as a new page matching your search criteria pops up.
This is a great way of discovering new listings ahead of the crowd.
Agency early bird listing 🐦
Rural estate agencies have an incentive to bring you listings direct – without a middle man.
However, the marketing expense to find new buyers directly is often massive and in some cases prohibitive to many agencies.
So doing without a Rightmove or On The Market is unthinkable to most.
They just wouldn’t be on the radar and that would fold their business.
However, in sourcing their own sales pipeline they save on 3rd party platform fees.
This is why MOST agencies serve an email property alert service to their email lists of potential buyers.
It’s a way of increasing profit.
They want you to come to them directly because they save money.
In fact, many agencies even hold back their 3rd party platform rural property adverts by a few days to grant their email list 1st refusal.
This way they give themselves the best chance of retaining profit.
For you – the buyer – the advantage of signing up to agency early bird property alerts is you’re getting a preview.
(In most cases, days before the mass market.)
And with the difficulty of finding the right rural property deal, any advance notice might just give you the edge in catching what you need.
