    I was interested in your property and have a few questions if you don’t mind please?

    *Does the land you own/are selling go right down to the shore?

    *Do you have a building warrant for all the work that haas been done and do you have a completion certificate?

    *You mention that all the 8 acres has been decrofted, so presumably this is not a croft any longer?

    * can you send us a copy of the home report please.

    1. So, yes the land goes all the way down to the water.

      Yes, there’s a completion certificate and all relevant paperwork for the build- there’s been no work done since it was built, so that keeps things simple

      Correct, this is not a Croft- it’s owned land, rather than a tenancy.

      Home Report on the way

      I’ve had several people now asking for the Home Report, so I’ve attached them and said the same things to them as I’m putting below for you:

      The surveyor has put a value of £350k, but this doesn’t take into account the added value of what we’ve done to the land – the trees, the planting in general, the stream, the mooring, the Loch access, ths fact its decrofted etc. Essentially, if the exact same house was on a land- locked croft, he’d have valued it at the same price point. We believe the outside adds extra value, so we’re happy with a fixed price of £399k, which is what we’re marketing in at. Add onto that the fact he’s from the mainland, and doesn’t know the local markets as well as he could – the local estate agents values are around the £375k point, and they do have a tendency to undervalue for quick sales…

      With regards the EPC, the estimated costs for electricity are much higher too – once again, they just use a simple algorithm mixing up square footage and heating methods, without taking into consideration the house itself. We pay electricity monthly of £250, which covers hot water, lighting and electricity for cooking. Much lower than the EPC estimates…
