In 2018, we began on a journey to help smallholding buyers and sellers meet and communicate online.
We started out as a blog, written by husband and wife, seeking to source and share rare listings of smallholdings for sale.
Soon, our vision and audience grew as we sought to match up the marketplace by-enlarge. Not being agents, our aim was simple – just to connect the dots and get the right people talking.
With a mind to remain independent and not led by financial incentive (because many ‘for sale’ sites as we discovered in our research were not), our mission was to present a ‘whole-of-market’ view.
As we published listings, our audience online grew. People really appreciated the transparency and availability of opportunity. Our little website caught on and got shared routinely.
Next, we began generating approaches from private sellers looking to tap into ‘underground’ UK demand for smallholdings. Thy found us and got what they looked for.
At this time, we began assessing other digital communications channels to reinforce our value proposition. An email newsletter came to mind. So we took our list of 600 subscribers and sent out our first report.
Success! Over 60% people on our list opened and 1/3 clicked on links to new listings published. We stumbled upon an industry 1st – a nationwide, unaffiliated rural property sales newsletter.
Demand was high. We began publishing daily. Our stats never dipped – no reader fatigue, it seemed. That said, our output was high and our team was over stretched. We needed to strike a balance.
Having taken much time out to re-assess our service – we decided to build an online marketplace giving buyers and sellers a constructive forum to meet. Plus, run a twice weekly newsletter with highlights.
That’s exactly where we are now. 13,000 mailshots per month, 250k web visits a year & the UK’s first online marketplace for buying or selling a smallholding.

Your smallholding listing will be published via our website, online marketplace and newsletter. Also, you are given direct access to vetted buyers who have submitted a mandate, detailing what they’re looking for.
We broadcast to our entire list of newsletter subscribers and marketplace members. Not all subscribers are buyers. We have sellers, property professionals and rural enthusiasts alike. We can confirm 1,110 qualified buyers who are members of our marketplace will be amongst the recipients.
The broadcast promotes your listing and we also give you a dedicated chat channel. Also, buyers finding your listing in the marketplace app can message you 1-to-1 there too.
